Homes for Sale on New Communities
There are currently few opportunities to buy new construction here. There are several communities like Aviana where construction isn't complete, but where building has been put on hold. The few communities where you can still buy a new home include Veranda Palms (single family pool homes), Bellavida (townhomes), Paradise Palms (townhomes), Watersong (single family homes) and The Shire at Westhaven (single family homes).
Veranda Palms
The only
truly active new community of single family homes at present is the innovative Veranda Palms by Park Square Homes. Located ten minutes from
Disney in West Kissimmee, this community offers some great features including outdoor recreational facilities and direct access
to one of Central Florida's best free attractions, the 1000 acre Shingle Creek Regional Park. New pricing for 4 bed pool
homes on Veranda Palms starts around $235,000 for homes to be constructed in
four months, up to $275,000 for 5/6 bed models.

There are about 200 of these communities, situated in Osceola, Polk and Lake Counties, Florida, although many of the older communities are now primarily residential. All the short term rental approved (STR) communities are located in the Kissimmee, Davenport, Haines City or Clermont areas. There are none located in Orlando, Celebration, Poinciana or Orange County. If you want to search by zip code, check my zip code location map. The list of communities shown here is not complete. It shows only sub-divisions where rental homes represent a significant proportion of the total. There are also a number of older communities that still permit STR use, but which are no longer used for that purpose to any extent. The communities in bold type are the more suitable ones for good rental income. Others may be be more appropriate if you want a home just for your own vacation use.
