Buying a New Vacation Home

Buying a home directly from the developer of a new community has a number of advantages. Unless the home is already built, which is not usual, you will be able to choose various features of the home, and pay for only those that you want.

Some builders are offering already-built (inventory) homes at greatly discounted prices. In particular, Lennar, the developer of The Shire at West Haven, has some excellent deals on homes that are under construction or ready to close. Park Square Homes, the developers of WaterSong and BellaVida, also have some specials on these two up-market gated communities. They even have some home sites for sale on WaterSong, a rare opportunity to invest in Central Florida's future for a modest outlay.

Common examples of the choices that you may have are the lot location, the front elevation of the home, pool deck and pool size, spa addition, and various internal upgrades such as kitchen and bathroom counter tops, furnishing package, floor tiles, etc.

The main disadvantages of buying new are that you may have to wait some time for your home and the community to be ready for use, and you will seldom be able to negotiate on price (although the developer may offer incentives such as a contribution to closing costs or some free upgrades).
